This property is Parcel 9 of a development that was platted in the late 1970's.  The original development encompassed 635 acres that was divided into 35 acre parcels. 

 

 

 

 

 

 

 

 

 

 

At one point, this property is only about a 1/4 mile or so from Hwy 65.  Utilities are along Hwy 65 and also newly buried lines are along the road that access this parcel.

 

 

 

 

 

 

 

The current access to this parcel is not a well maintained road.  In 1979 a Declaration was filed with the Mesa County Clerk and Recorders office outlining the plat of the development.  The legal descriptions of each parcel are contained in this Declaration and Exhibit C is a Road Easement Descriptions.  This Declaration provides for "a series of 60.0 foot road easements..." throughout the subdivision.  This parcel is accessed by one of those easements, and it appears that the easement continues on to Hwy 65 through Parcel 8.  This road has not been maintained and is not regularly traveled.  It can be traveled most of the way by 4x4 pickup, but access is best with a ATV.  The full distance from Hwy 65 to the property line is 1 mile.

 

 

 

 

 

This property is located 5 miles south of the post office in Mesa, Colorado.  Take Hwy 65 toward Powderhorn Ski area, just past mile marker 65 starting looking for a large yellow metal building with a green metal roof and a new log home on your right side.  The entrance to the road that passes these structures, and takes you to the property, is marked with our sign and a flyer box. 

 

 

 

 

 

 

 

 

 

 

 

 

Turn right onto this gravel road and follow it past the yellow building until the road forks.

 

 

 

 

 

 

 

 

 

 

 

At the fork, keep left to the next divide in the road.

 

 

 

 

 

 

 

 

 

 

 

The left fork of this intersection goes to the executive house being built.  That fork is clearly marked with a No Trespassing sign.  Please keep to the right to continue to the property.

 

 

 

 

 

 

 

 

 

A short distance beyond the driveway, the road forks again with the more graveled road making a sharp turn to the right.  Please keep to the left; there are triangle flags on the bush showing this is the appropriate route.

 

As you travel along this road, you will also see orange/pinkish tape in the bushes as you cross onto and off of a parcel that was sold in early 2008.

 

 

 

 

 

 

The west line of the property is marked at the road with triangle flagging and a For Sale sign.  You have made it!!  The whole trip is one mile from leaving Hwy 65.  It is possible that the original survey markers are still in place, although not all of them have been located.  A current survey is not available.

 

 

 

 

This property is Parcel 9, this map shows the most recent survey in the area.  This survey also establishes several survey points on the common boundary between Parcel 9 and the parcel fully surveyed.

 

The surveyed parcel is a 15.58 acre parcel that is located between Parcel 9 and Hwy 65.  There are utilities to a home on the 15 acre parcel and the 60' road easement is shown across the 15.67 acre parcel.  This easement continues across Parcel 8 and loops through Parcel 9.
